Professional video marketing is not a nice-to-have. It is the single biggest differentiator in how many buyers see your home and how quickly it sells.
Video Is Not Optional Anymore
Over 90 percent of homebuyers start their search online, and listings with video receive dramatically more engagement than those with photos alone. Industry data consistently shows that video listings get 300 to 600 percent more inquiries than photo-only listings. In Durham Region, where buyers are often comparing dozens of homes from their phone before booking a single showing, video is the difference between being noticed and being scrolled past.
Despite this, the majority of listings in Durham Region still go to market with photos only. Many agents consider video an expensive add-on or something reserved for luxury homes. We disagree. Every home we list gets professional video, and the results speak for themselves.
What Professional Real Estate Video Looks Like
We are not talking about an agent walking through a home with their phone on selfie mode. Professional real estate video involves gimbal-stabilized cameras, intentional lighting, thoughtful shot composition, and skilled editing. The result is a 60-to-90-second cinematic walkthrough that shows the flow of the home, highlights key features, and creates an emotional connection with the viewer.
For higher-value properties and homes with exceptional outdoor spaces, we add drone footage to show the lot, the neighbourhood context, and proximity to parks, schools, and transit. Aerial shots communicate information that no ground-level photo can capture: the size of the backyard relative to neighbours, the tree canopy on the street, and the distance to nearby amenities.
Where the Videos Go and Why It Matters
A listing video that lives only on the MLS listing is a missed opportunity. We distribute our listing videos across YouTube (the second-largest search engine in the world), Instagram Reels, Facebook, TikTok, and targeted paid advertising campaigns. Each platform has different audience behaviours, and we optimize the video format for each one.
YouTube videos are discoverable for months or even years after posting. A buyer searching for homes in Whitby on YouTube will find our listing videos long after the traditional MLS listing has expired. Social media platforms prioritize video content in their algorithms, meaning our listing videos reach exponentially more people than a static photo carousel.
The Data Behind Our Approach
Across our recent listings, properties with full video packages average six times more online views in the first week compared to photo-only listings in the same price range and neighbourhood. More views mean more showings, more showings mean more offers, and more offers mean a higher sale price.
We have also found that video reduces wasted showings. Buyers who watch a video walkthrough before booking a showing arrive already knowing the layout, the finishes, and the feel of the home. They are further along in their decision-making process, which means fewer tire-kickers and more serious offers.
Video for Estate and Renovation Properties
Video is especially powerful for homes that have undergone pre-sale renovation. Before-and-after video content generates enormous engagement on social media and positions the home as a transformation story that buyers want to be part of. We document the renovation process and use that footage in the listing marketing to show the care and quality that went into the updates.
For estate properties, video helps out-of-town beneficiaries and executors see the home's condition and the results of renovation work without needing to visit in person. This is particularly valuable when executors live outside Durham Region and need to stay informed about the sale process remotely.
Why This Should Be Standard, Not Premium
We do not charge our sellers extra for video marketing. It is included in our standard listing service because we believe it should be the baseline, not a premium add-on. Your home deserves to be presented in the most compelling way possible, and video is simply the most effective tool available today.
If you are interviewing agents and they do not include professional video in their listing package, ask why. In 2025, there is no good reason to leave this tool on the table. Your home's first impression happens on a screen, and video makes that impression unforgettable.
