This relationship is governed by the Trust in Real Estate Services Act (TRESA) and regulated by the Real Estate Council of Ontario (RECO).

This website and its services are intended for use by non-commercial buyers and sellers of real estate. By using this website, you confirm that you have a bona fide interest in the purchase, sale, or lease of real estate of the type offered through this website.

2. Website Content and Accuracy

Portions of this website operate as a Virtual Office Website (VOW). By registering for an account and by accessing MLS® data, you make the following acknowledgments and agreements, which you accept by the mouse-click acceptance described below:

7. (vii) Your acceptance of these Terms of Use by mouse-click is sufficient to bind you to them. This Terms of Use does not impose any financial obligation on you and does not create any representation agreement between you and Hinchey Homes Real Estate Team or eXp Realty.
8. (viii)You authorize PropTx Innovations Inc., other PropTx Members, and their duly authorized representatives to access this website for the purposes of verifying compliance with MLS® Rules and Policies (including the VOW Rules) and monitoring the display of Members’ Listings.
9. (ix) You have reviewed our Privacy Policy and you consent to all collection, use, and disclosure of your personal information described in it, including the sharing of your information with PropTx Innovations Inc. and TRREB for compliance auditing and legal purposes.

The trademarks REALTOR, REALTORS, and the REALTOR logo are controlled by The Canadian Real Estate Association (CREA) and identify real estate professionals who are members of CREA.

If you do not agree with any part of this section, do not register for an account or use the MLS® data features of this website.

4. Renos for Revenue Program

Information about the Renos for Revenue pre-sale renovation program is provided for informational purposes only and does not constitute financial, investment, or legal advice. All program details, including the Renos for Revenue Triple Guarantee (covering performance, timeline, and budget commitments), renovation scope, timelines, and projected outcomes, are subject to the terms of a written engagement agreement between you and Hinchey Homes. The separate Hinchey Homes Guarantee (a 1% commission reduction for any service dissatisfaction, with 48-hour resolution) applies to all listing agreements and is independent of the Renos for Revenue program.

Industry statistics cited on the Renos for Revenue pages (including data from Curbio, Revive Real Estate, the National Association of Realtors, and the Real Estate Staging Association) are third-party research. Hinchey Homes does not guarantee that your specific project will achieve similar returns. Actual results depend on your property, your market, and the scope of work agreed upon.

Per-project financials (renovation costs, sale prices, and profit figures) are discussed in person and in writing before any agreement is signed. No financial details published on this website should be interpreted as a guarantee of your specific outcome.

5. AI Chat Assistant

This website features an AI-powered chat assistant (“Hank”) that can answer general questions about Hinchey Homes, our services, and our process. The chat assistant is powered by the Claude API (Anthropic) and is not a licensed real estate professional.

Responses from the chat assistant are for informational purposes only and do not constitute real estate, financial, legal, or tax advice. The assistant does not have access to live MLS data, current property values, or your personal financial situation. For specific guidance about your home, property, or transaction, please speak directly with a member of our team.

6. Real Estate Services and Brokerage

Hinchey Homes Real Estate Team is brokered by eXp Realty, Brokerage. All real estate services are provided in accordance with the Trust in Real Estate Services Act (TRESA, formerly REBBA) and regulated by the Real Estate Council of Ontario (RECO).

Commission rates, service fees, and program pricing are not published on this website and are discussed in person during a strategy meeting.
