Executors always ask about the timeline. Here is a realistic breakdown of every phase, from probate to closing, for estate home sales in Durham Region.
When you are managing an estate, time is not an abstract concept. Every month the property sits in the estate costs money (property taxes, insurance, utilities, maintenance), adds stress (beneficiaries want closure), and creates risk (vacant homes deteriorate, pipes freeze, break-ins happen). Understanding the realistic timeline for selling an estate home helps you plan, set expectations with beneficiaries, and avoid the costly mistake of rushing.
Here is a detailed breakdown of each phase, based on our experience with estate sales across Durham Region.
Phase 1: Probate (8 to 16 weeks)
If the deceased owned the property solely in their name, you need a Certificate of Appointment of Estate Trustee before you can transfer title. Your estate lawyer files the application with the Ontario Superior Court, and the processing time depends on the court's workload and the complexity of the estate.
In Durham Region, the current average processing time is 10 to 14 weeks. Simple estates with a clear will and cooperative beneficiaries can sometimes be processed in 8 weeks. Complex estates with multiple properties, contested wills, or missing beneficiaries can take 6 months or longer.
You can begin preparing the home during probate. You can clear personal belongings, address maintenance, and even begin renovation work. You just cannot close a sale until the certificate is issued.
Phase 2: Property preparation (2 to 10 weeks)
The preparation timeline depends on the home's condition and the strategy you choose. If you are selling as-is, preparation is minimal: clear personal belongings, do a deep clean, and list. This can be done in 2 to 3 weeks.
If you are investing in pre-sale renovation (which we recommend for most estate homes because of the significant financial return), the timeline is longer. Clearing the home takes 2 to 3 weeks. The renovation itself takes 4 to 8 weeks depending on scope. Staging and photography take 1 week after the renovation is complete.

Phase 3: On the market (2 to 6 weeks)
Once the home is listed, the time to sell depends on the market conditions, the price point, the location, and the quality of the preparation and marketing.
In the current Durham Region market, well-prepared estate homes that have been renovated and staged are selling in 14 to 28 days. Homes sold as-is take longer, typically 30 to 60 days, because the buyer pool is smaller (mostly investors and renovators) and those buyers negotiate harder.
The listing period also includes time for showings, open houses, offer review, negotiation, and acceptance. We typically recommend a 7 to 10 day showing period before reviewing offers, which creates competitive pressure and maximizes the sale price.
Phase 4: Closing (30 to 90 days)
The standard closing period in Ontario is 30 to 60 days from the date the offer is accepted. Estate sales sometimes negotiate a longer closing of 60 to 90 days to accommodate probate timing or beneficiary needs.
During the closing period, the buyer arranges their mortgage, the lawyers exchange documentation, the title search is completed, and the final financial adjustments are calculated. If the estate still needs the probate certificate at this point, the longer closing provides buffer time.
Total timeline: realistic expectations
Selling as-is with probate already complete: 6 to 10 weeks total (2 to 3 weeks preparation, 2 to 4 weeks on market, 4 to 6 weeks closing).
Selling as-is while waiting for probate: 12 to 20 weeks total (probate runs concurrently with preparation, 2 to 4 weeks on market, 4 to 8 weeks closing).
Selling with pre-sale renovation, probate concurrent: 16 to 28 weeks total (6 to 10 weeks preparation running alongside 8 to 16 weeks probate, 2 to 4 weeks on market, 4 to 8 weeks closing).
The renovation path takes longer, but the additional time typically yields $100,000 to $250,000 more for the estate. When you calculate the carrying cost of the extra time ($1,500 to $2,500 per month), the math overwhelmingly favours patience.
