Fourteen quarters of Durham Region sales, average prices and days on market, every figure taken straight from the TRREB Market Watch report for that month. This replaces the seasonal recaps that used to live here.

This post replaces fourteen seasonal Durham Region market recaps that used to sit on this blog. Those posts carried price ranges and days-on-market figures that were never tied to a published source, and several of them were wrong by a wide margin. Rather than patch them one at a time we retired all fourteen and rebuilt the record here, with a citation on every number.
Every figure below comes from the Toronto Regional Real Estate Board's monthly Market Watch report for the month named beside it, from the Durham Region row of the SUMMARY OF EXISTING HOME TRANSACTIONS table. All Home Types means exactly that: detached, semi-detached, townhouse and condo together. Where a detached-only figure is quoted it is from the Detached table in the same report. Days on market is the average LDOM (days the listing was on the market before it sold) for all home types, which is the only days-on-market measure quoted here.

2022: the correction lands

This is the part of the record the retired posts got most wrong. One of them told readers the average detached sale price in Oshawa in September 2022 was $700,000 to $720,000. The Market Watch report for that month puts Oshawa detached at $875,495 across 125 sales, and Durham Region detached at $1,002,111. A seller who priced off that post would have left real money on the table.
2023: a spring bounce, then a long fade

June 2023 is the high-water mark of this whole record on both measures: the highest average price and the fastest market, at 11 days. Everything after it is a slow give-back.
2024: prices hold, time on market stretches

2024 is the year the two halves of the market separate. Average prices barely move, but the average listing takes 30 days to sell in December against 21 days two years earlier. Price was not the signal that year. Time was.
2025: the give-back finishes

What the record actually shows
Three things, all of them derived from the figures above and nothing else.
First, the peak was June 2023, not 2022. Durham Region's average sale price across all home types went from $999,787 in June 2023 to $844,473 in December 2025, a decline of about 15.5%. Detached went from $1,109,373 to $934,629 over the same stretch, a decline of about 16%.
Second, sales volume did not collapse. September 2022 recorded 662 Durham sales; September 2025 recorded 707. Homes kept trading. What changed was how long each one took.
Third, time on market is the number that moved the most. The average Durham listing sold in 11 days in June 2023 and in 38 days in December 2025, more than triple. In a market where the buyer has a month to think, presentation stops being a nicety. That is the whole argument for preparing a home properly before it goes live, which is what our Renos for Revenue program exists to fund.
