Whitby is Durham's crown jewel and it has known it for a while. The historic downtown on Brock Street still has the brick-and-awning charm of a town that grew up properly, the waterfront trail runs uninterrupted along Lake Ontario for kilometres, and the school catchments north of Taunton Rd are the strongest in Durham Region. When people leave Toronto for Durham because they want the Toronto lifestyle minus the price tag, they usually end up in Whitby.
The market in Whitby sits in two distinct worlds. South Whitby, south of Dundas, is the historic core: tree-lined streets, century homes, easy walks to Brock Street and the lake. This is where buyers come who want character over new construction. North Whitby, north of Taunton, is where the family market lives: newer subdivisions, large lots in Brooklin-adjacent pockets, and the highest-rated elementary and secondary schools in the region. The two markets move on different cycles and require different strategies.
Downtown Whitby is the reason a lot of people move here without knowing it yet. The restaurant scene has quietly become one of the best in Durham, the Station Gallery holds real art, and the Saturday farmer's market at the Whitby Public Library draws people from Oshawa and Ajax. We do a lot of listing work in downtown Whitby because these are the homes that sell in days when they are prepared properly. The buyer pool for a renovated century home in south Whitby is genuinely competitive.
Whitby is also one of the strongest Durham communities for our Renos for Revenue program. The housing stock, the buyer pool, and the premium placed on move-in-ready finish are all aligned in favour of pre-sale renovation. Industry research from Curbio and Revive shows pre-sale renovations average a 269% ROI and roughly $145,000 in additional seller profit, and Whitby is the kind of market where that math holds. If you have owned a home here for 20+ years and are thinking about downsizing, call us before you list.

Settled in the early 1800s and incorporated as a town in 1855, Whitby was named after Whitby, England. It rose to prominence as a Lake Ontario port town shipping grain from inland farms via Port Whitby, and later became a key stop on the Grand Trunk Railway. Today it is a community of roughly 138,000 known for its preserved heritage downtown on Brock Street, top-ranked school catchments north of Taunton, and the most uninterrupted stretch of Lake Ontario waterfront trail in Durham Region.

Whitby's dining scene is anchored by walkable Brock Street, where restored 19th-century storefronts house independent cafes, gastropubs, and chef-driven restaurants. Local favourites span Italian trattorias, modern Canadian bistros, ramen bars, craft burger joints, and patios that spill onto the heritage streetscape every summer. Brooklin's village core adds country pubs and bakeries, the Port Whitby waterfront offers casual lakeside spots, and the surrounding farm belt feeds farmers' markets, pick-your-own orchards, and one of the strongest craft beer scenes in Durham Region.
Whitby GO Station on the Lakeshore East line offers frequent train service to Toronto Union Station with a typical travel time of 50–60 minutes, often faster on express trains. Highway 401 runs along the south edge of town, and Highway 407 ETR sits just to the north. Most North York commuters take the 407 in roughly 30 minutes off-peak. Local Durham Region Transit buses connect to neighbouring Oshawa, Ajax, and Pickering.
Whitby detached homes typically range from $800K to $1.4M. The historic south-of-Dundas core commands a premium for character and walkability. Newer subdivisions in North Whitby offer more square footage for less money but without the heritage feel.
Yes. Whitby consistently holds the strongest Fraser Institute rankings in Durham Region, particularly north of Taunton Rd. Schools like Jack Miner PS, Fallingbrook PS, and Sinclair Secondary School are the reason many families pay the Whitby premium.
Downtown Whitby is one of the few genuinely walkable historic cores in Durham Region. Brock Street between Dundas and Colborne holds restaurants, a real art gallery, heritage buildings, and a farmer's market. It is the closest thing Durham has to a Port Credit or Unionville feel.
Whitby GO to Union Station is approximately 45-55 minutes on the Lakeshore East line, depending on express vs all-stop service. By car during rush hour, 401 access is reliable but slow; the 407 ETR is the preferred route for North York commuters at approximately 30-40 minutes.
