Courtice is the Durham community quietly winning the next decade. Sitting between Oshawa and Bowmanville on Highway 2 and the 401, with Highway 418 connecting straight to the 407, it has every commute advantage of a Toronto suburb without the Toronto price tag. The new Courtice GO Train station, one of the four under construction on the Lakeshore East extension, is going to change everything about this market.
Right now Courtice still feels like a fast-growing suburb rather than a finished one, and that is the opportunity. New subdivisions are still being added, lot sizes are generous, the schools are solid, and a four-bedroom detached home on a real lot is still genuinely attainable. Buyers from Toronto and Markham who come east looking for space almost always end up either here or in Brooklin, and Courtice is the cheaper of the two.
The lifestyle is the part that surprises people. Darlington Provincial Park is a five-minute drive for a swim or a hike. Tyrone Mills and Bowmanville's heritage downtown are ten minutes the other way. Lake Ontario sunrises, country roads, and an honest-to-goodness Saturday flea market are all part of normal life here, and that's before the GO train arrives.








Courtice traces its roots to the early 1800s, when settlers, including the Courtice family for whom the community is named, established farms along the Kingston Road corridor. For most of its history it remained a rural hamlet within Darlington Township. Following the 1974 amalgamation that created the Municipality of Clarington, Courtice grew rapidly as a Toronto-area commuter suburb, sitting directly between Oshawa and Bowmanville along Highway 2 and Highway 401.

Courtice's food scene is friendly, unpretentious, and growing fast. Along Highway 2 you'll find local favourites like Tap House Courtice, Symposium Cafe, Jaipur Grill for Indian, plus pho and sushi spots, long-standing pizzerias, and family bakeries. The community is built around small plaza shops and family-run restaurants rather than chains. And Bowmanville's heritage King Street, with its butcher shops, bakeries, and farm-to-table restaurants, is a five-minute drive east.
Highway 401 runs along the southern edge of Courtice with interchanges at Courtice Road and Holt Road, putting downtown Toronto roughly 60 km west, about a 50–75 minute drive depending on traffic. Highway 418 connects Courtice north to Highway 407 ETR. Metrolinx is extending the GO Lakeshore East line east from Oshawa with a new GO station planned for Courtice, which will give residents one-seat rail service to Union Station. Durham Region Transit provides local bus service.
Courtice sits directly on Highway 2 between Oshawa and Bowmanville with easy 401/407 access, and Clarington has made it a planned growth area. New subdivisions continue to be added.
