Not all renovations are created equal. Here are the seven that consistently return the most money for Durham Region sellers, and three that waste your budget.
The question is not whether pre-sale renovation works. The data is clear on that. The question is which renovations deliver the highest return and which ones waste your money. After years of managing pre-sale renovations on Durham Region homes, we have a very clear picture of what works and what does not.
Here are the seven renovations that consistently deliver the best ROI for sellers, and three popular projects that you should skip.
1. Interior paint (ROI: 500% to 1,000%)
Fresh paint is the single highest-ROI renovation you can do before selling. It costs $3,000 to $7,000 for a typical Durham Region home (professional, not DIY) and can increase the perceived value by $15,000 to $50,000. The reason is psychological: fresh paint makes everything look cleaner, newer, and better maintained. It sets the tone for every room a buyer walks into.
Use neutral, modern colours. Warm whites and light greys are the current standard. Do not get creative. The goal is to create a blank canvas that lets buyers project their own style onto the home.
2. Kitchen refresh (ROI: 150% to 300%)
Notice we said 'refresh,' not 'full renovation.' You do not need to gut the kitchen. In most cases, replacing or painting the cabinet fronts, installing new countertops (quartz is the standard), updating the backsplash, and swapping out dated hardware and light fixtures transforms the space for $15,000 to $30,000. A full kitchen gut renovation costs $50,000 to $80,000 and rarely delivers proportionally better results.
The kitchen is where buyers form their strongest impressions. A bright, modern-looking kitchen signals that the home is move-in ready. A kitchen with oak cabinets and laminate countertops from 1995 signals a project.
3. Bathroom updates (ROI: 100% to 250%)
Focus on the primary bathroom and the main floor powder room, since these get the most scrutiny from buyers. A bathroom refresh typically includes a new vanity, new faucet, updated lighting, a fresh mirror, and often new tile flooring. Budget $5,000 to $12,000 per bathroom.
If the bathtub or shower surround is dated but structurally sound, refinishing (reglazing) is a fraction of the cost of replacement and looks nearly as good. Replace only if the existing fixtures are damaged or truly unsalvageable.
4. Flooring replacement (ROI: 100% to 200%)
Worn carpet, scratched hardwood, and dated vinyl are immediate turnoffs for buyers. Modern luxury vinyl plank (LVP) is the most cost-effective flooring choice for pre-sale renovation. It is durable, waterproof, and looks remarkably similar to real hardwood at a fraction of the cost. Budget $8,000 to $15,000 for a typical Durham Region home.
If you have hardwood floors under the carpet (many Oshawa and Whitby homes from the 1960s through 1980s do), refinishing them is often cheaper and more valuable than installing new flooring.
5. Lighting upgrades (ROI: 200% to 500%)
Dated light fixtures (especially the brass and frosted glass variety from the 1990s) make the entire home feel older than it is. Replacing all visible light fixtures with modern, consistent fixtures costs $1,500 to $3,500 and makes an outsized impact on how the home photographs and shows. Do not overlook this one. Buyers notice lighting more than they realize.
6. Curb appeal (ROI: 100% to 300%)
The exterior is the first thing buyers see in person, and the first photo in every listing. Fresh landscaping (clean beds, fresh mulch, trimmed shrubs), a painted front door, updated house numbers, and a clean driveway cost $1,000 to $5,000 and set the buyer's expectations before they step inside. A home with strong curb appeal signals care and maintenance. A home with a neglected exterior puts buyers on alert for problems inside.
7. Professional staging (ROI: 500% to 1,000%)
We covered staging in detail in a previous post, but it belongs on this list. Professional staging costs $3,000 to $6,000 for a typical Durham Region home and consistently returns 5x to 10x the investment. It is the finishing touch that makes all the other renovations shine. Staged homes photograph better, show better, and sell faster.
3 renovations to skip before selling
Swimming pool installation. A pool costs $50,000 to $80,000, adds at most $20,000 to $30,000 in value in Durham Region, and actually turns off a significant percentage of buyers (families with young children, older buyers who do not want the maintenance). Never install a pool to sell. If you already have one, make sure it is clean and operational.
High-end custom finishes. Custom built-ins, imported tile, designer wallpaper. These reflect your taste, not the buyer's. Every dollar spent on personalization above the market standard is a dollar at risk. Stick to clean, neutral, broadly appealing finishes.
Major structural or mechanical work (unless necessary). A new roof, furnace, or foundation repair does not add the same perceived value as cosmetic upgrades, even though these items are far more expensive. Buyers expect the mechanicals to work. They do not get excited about them. If the furnace is functional but old, disclose it honestly and price accordingly rather than spending $6,000 to $10,000 on a replacement that adds minimal perceived value.
