What renovations add the most value before selling?
The buyer-visible basics: kitchens refreshed rather than gutted, flooring, paint, bathrooms, lighting and curb appeal, finished with staging. Industry data consistently shows cosmetic work returning multiples of its cost while big structural projects recover only a fraction, and our 18 completed Durham projects follow the same pattern.

The pattern in every dataset: visible beats structural
Buyers pay for what they can see, and the research is blunt about it. Curbio’s 2022 report, measured across its completed US projects, put kitchen refreshes at a 377 percent return and hardwood floor refinishing at 348 percent, with basic listing prep near 300 percent. The NAR and NARI Remodeling Impact Report tells the other half of the story: a full kitchen remodel recovers roughly two thirds of its cost. The winning scope is the refresh, not the gut: keep the good bones, replace the surfaces buyers touch and see. On the Canadian side, Royal LePage’s broker survey put kitchen renovation value at up to 20 percent of home value and bathrooms around 16 percent.
The Durham version, from our own projects
Across the 18 completed Renos for Revenue projects behind the ROI Index, analyzed July 2026, the median project returned $1.95 in gross sale-price lift per renovation dollar. The scopes that did it are unglamorous: paint throughout, flooring, kitchen refreshes, bathroom updates, lighting, and landscaping at the front door. What made them work was not the finishes themselves but the matching: every scope was built from what renovated comparables on that street actually sold for, which is also the discipline that prevents over-improving past the neighbourhood’s ceiling.
Staging and presentation are part of the same math
A renovation that launches without staging leaves part of its return unclaimed. In NAR’s 2025 staging profile, about half of sellers’ agents said staging cuts time on market, and roughly a third reported offers rising one to ten percent on staged homes. That is why staging, professional photography and video are built into every Renos for Revenue launch rather than sold separately: the value comes from the finished impression, not the invoice lines.
Start with the gap, not the Pinterest board
The right renovation list for your home is whatever closes the gap between its as-is value and its renovated value at the lowest cost, and that list is different on every street. Run the projection first, then let the comparables write the scope. If the gap is small, the answer might be paint and staging only, and we will say so.
