Step 1: STRATEGY MEETING
Together, we will discuss the best strategy for selling your home. Our team is highly skilled in research, marketing and negotiating and we’ll utilize our skills to develop the best plan for the best possible outcome. The goal of our strategy meeting is to ensure we provide you with all the information you need to feel confident in the process.
Step 2: DESIGN CONSULTATION
Our stager will take all of the guesswork out of the listing preparation process by choosing paint colours, recommending light fixtures, assisting with decluttering and potential renovation ideas. She will provide a written guide on the key items that will present best for potential buyers.
Step 3: EXCLUSIVE FOR SALE SIGN
We will install an exclusive for sale sign which essentially means ‘coming soon’. This generates a buzz and allows potential buyers to get excited for your home to hit the market.
Step 4: LOCKBOX
A lockbox is installed to allow our service providers to enter your home during a mutually agreed upon time. It will also be used for Realtors® and potential buyers during showings.
Step 5: EXTERIOR MEDIA
Our exclusive Hinchey Homes Media Team will take exterior photos and video of your home. The media will provide an opportunity to premarket your home during the ‘coming soon’ period.
Step 6: STAGING
Once your home is fully prepped, our staging team will work their magic and complete the design action plan that will appeal to our target market.
Step 7: WINDOW CLEANING
Our trusted window cleaner will clean all exterior windows letting the sunshine in and unobstructed views out.
Step 8: HOUSE DETAILING
Our cleaning crew will provide an extensive, deep clean to prepare the home for media and potential buyers.
Step 9: INTERIOR MEDIA
The Hinchey Homes Media Team will take still shots, video and drone (if permitted) footage to create a detailed photographic, video and 3D tour media presentation of your home.
Step 10: STRATEGIC CALL
We will call you to go over our recommendations for listing strategies, whether to hold offers or not, price and when to list.
Step 11: IMPLEMENT TARGETED MARKETING
We launch a customized marketing strategy for your home with online ads hitting our target marketing of 25,000+ people.
Step 12: ON THE MARKET
Once all documents, media and marketing materials are completed, it is time to list your home. Let the showings begin!
Step 13: COMMUNICATION
We will keep you fully informed about showings, feedback, scheduled open houses and overall interest obtained from your home. We’ll even go as far as providing analytical traction reports of your home’s online marketing plan so you can rest assured our strategies are working the best for you.
Step 14: SOLD
After we have successfully negotiated the best outcome for the sale of your home, it’s time to add the SOLD sign and celebrate!
